FAQ's

1.      When is a permit required?

A land use permit is required whenever a building or private septic is to be placed or altered, or land is to be altered within Cohasset city limits.  

 

2.      Am I within the Cohasset city limits?

The Cohasset city limits extend from north on the Pincherry Road (County Road 88) to ¼ mile north of County Road 227, north along County Road 62 (aka East Bass Lake Road), to just north of the entrance to Hill Drive, east on U.S. Highway 2 to Range Line Road, east on County Road 63 to the railroad tracks by Potlatch, east on County Road 76 just past Winckler Road, west of Old Golf Course Road, south on County Road 17 (Sugar Lake Road) to ½ mile north of the “T” with County Road 459, west on County Road 63 to the Hitchcock Road, west along County Road 257 about ¾ of a mile past the west end of Guile Lake, and west on U.S. Highway 2 to a ½ mile before River Rat Bait store. If you are unsure, check your PIN, any property within the Cohasset City limits will start with "05."  

 

3.      Does a “temporary” building on skids, or small utility/storage shed require a permit?

Yes, whereas buildings on skids are movable and temporary buildings imply removal after a period of time, both tend to develop roots and never move. A utility/storage shed of less than 100 square feet does not require a permit but does need to meet building setbacks.  

 

4.      Do “cover-it” or plastic tarp covered structures with metal frames require a permit? 

Yes.  

 

5.      What are my minimum lot dimensions (for splitting property) and building setbacks?

Building setbacks are mainly dependent on three things: The properties zone district classification; if the property is within 1,000 feet of a lake or 300 feet of a river or brook; & what public road the property fronts, if any (setbacks only).  

 

6.      When is a land/shoreland alteration permit required?

A land alteration permit is required whenever 50 or more cubic yards of earth is moved outside of the shoreland district. A shoreland alteration permit is required whenever 10 cubic yards or more is moved within the shoreland district. Other shoreland alteration permits include (but not limited to) retaining walls, beach sand blankets, access paths, and ice ridge removal.  

 

7.      Is a permit required for work on a private on-site septic system?

Yes, except for replacing a broken pipe, pumping the tank, uncovering to unplug, or other routine maintenance.
